Self-Storage Units

 

  1. Your MONTHLY fee is due on the first (1st) of each month.
  2. We will only send you a bill by email, if e-mail address is provided or by text msg.  Please call, mail your payment, bring it into the office at "843-365-8080 ext 1, 414 17th Ave South, Myrtle Beach, Mon-Fri 7am to 4pm" or pay online. A payment slot has been provided in the door at the payment office for after hour convenience.
  3. We do not accept American Express or PayPal for monthly payments. Please have a check or money order made out to "Johnson & Wellons Investment" and noting your complete unit number. DO NOT WRITE IT OUT TO THE PROPERTY OR IT WILL BE RETURNED.
  4. A late fee of $10 will post if not paid by the 5th. Payment must be in hand by closing of office or by midnight online. If the office is closed on 5th it must be into office before last day open ends.  If we have not received your payment by day 15th of the month, your access will be denied with a $10 Fee. However, we will not return it until FULL AMOUNT OWED is paid, then it can be up to 2 business days before returned, due to having multiple locations.
  5. If your payment is not received by the 25th of the month, Pre-lien process may begin. This may include fees up to $200 up until the completion of Auction.
  6. A partial payment will not stop fees or official procedures.  Any agreement between tenant and management to extend payment dates or defer sale of goods must be agreed to by both management and tenant and will be binding.
  7. A $30 fee is automatically charged for all returned checks or disputed Credit and ACH, as well as any missing late fees.  All future payments will not be allowed by Checks.
  8. We do not assume any liability for the goods you store. You are storing at your own risk. INSURANCE STRONGLY SUGGESTED!
  9. Do not use the rental unit for anything but DEAD STORAGE. Do not store any flammable, explosive or illicit materials. The unit is to be used for storage only.
  10. The storage unit must be vacated on or before the last day of the month for which rent has been paid and all terms and conditions of this agreement are met by the tenant.
  11. The storage unit must be broom cleaned, emptied, door left open and in good condition - subject only to wear and tear - and ready to re-rent. Upon completely vacating your unit you must communicate with the office. Then within 2 business day the unit will be inspected to complete the move out process.  If you fail to clean unit as stated there will be an added fee of up to $100 to your account to cover cleanup expenses.
  12. Tenant's lock must be removed upon termination of occupancy. Failure to remove lock will result in your being charged the next month's rental and late fees. 
  13. We do not pro-rate when you vacate a unit. If your unit is not vacant on the first (1st) day of the month, a full month's rent is due. There are no exceptions!
  14. Please keep us updated of any address changes and/or phone number changes. Until we are notified in writing with your signature, the only valid address and telephone number present is on the lease.
  15. Please leave aisles clear and do not block another tenant's door, subject to fees.
  16. Delivery drivers are to be met promptly and are not to block the front driveway or gate under any circumstances.
  17. You have 24 hours Access to your unit.
  18. After hours Emergency number is the main Rental # 843-365-8080. Phone is forwarded to Manager's Cell if no answer please leave message. Week Nights After 5pm and ALL Weekend, Staff will respond to Voicemail and Email ONLY, which are emergencies. All other emails and calls will be returned during normal hours.
  19. We will strictly enforce all policies and conditions in our contract.  We do not make exceptions!

Outdoor Parking

  8. We do not assume liability for the Vehicle Parked.  You are Parking at you own risk. THAT'S WHY INSURANCE IS STRONGLY SUGGESTED.
  9. Do not use the rental Space for anything but DEAD STORAGE.  Do not store any flammable, explosive or illicit materials.  The Space is to be used for Parked Item only.
  10. The storage Space must be vacated on or before the last day of the month for which rent has been paid and all terms and conditions of this agreement are met by the tenant.
  11. The Space is for parked registered Vehicle Only. Only one Recreational vehicle, unless Approved by Management or Landlord per spot.  No other items will be kept in marked space, i.e. Tarps, Covers, any loose itemsetc.
  12. Tenants must secure vehicle at all times. 
  13. Gate will be operational 24 hours a day.  Your Gate access code is always available through your on-line account.

  15. All non-registered Vehicles will be towed at owners Expense.
  16. Do not follow someone through the gate. The gate may close on you.

  19. Do not use the space for working on register vehicle and any other activity just for parking only!
